Buyer and Seller Transacations
Buyer can submit our Buyer Form, and the Seller can submit our Seller Form, along with the requested information. A purchase agreement is created by our office to ensure all parties are in agreement.

We verify all account information with the resort and/or management company, including, but not limited to, maintenance fee information, special assessment information and transfer fee information.

We prepare all necessary transfer documents including, but not limited to, a Deed (per the deeded timeshare), purchase agreement, etc., and send the documents out to the prospective parties with very specific instructions regarding how to execute the documents. You receive the documents, execute them, and return them to our office.  

Once we have confirmed all of the details of the transaction, we will create and send the applicable party an itemized invoice for the closing costs. Once we have received the closing funds, the new timeshare deed is sent in for recording. This process, depending on the county, generally takes 2-4 weeks, or 24-48 hours for e-recording.  

After we receive the recorded timeshare deed at our office, it is then sent to the resort to complete the timeshare transfer. We will coordinate any additional paperwork the resort may require to complete the transfer as part of our service.

Any funds due to the seller are now released, and the transfer is complete!​
When the recorded Deed is returned to our office, we send a copy of the recorded deed to the resort and/or management company, to advise them that there has been a change in ownership.  Upon receiving notification from the resort and/or management company, we will contact all parties, and send the original deed to the new owner.   

HOW LONG DOES IT TAKE? 

Normally, and there is no guarantee, the closing process will take forty-five to sixty days, but can take up to ninety days. It depends how quickly the parties execute and return the documents to our office, and depends on which recording agency the Deed is being sent to, and how quickly the resort updates their system on the change of ownership.  

Some resorts have First Right of Refusal, requiring that they be given the right to repurchase the timeshare for the same price as other potential buyers. (This clause should be in the original sales documents the seller received when purchasing the unit.)  In some cases we would be required to obtain a waiver of the developer's First Right of Refusal, to be recorded along with the deed, therefore, lengthening the process. 

We are excited to be able to offer e-recording to our clients, which can save up to 30 days processing time! E-recording is not available for all States and Counties. Our staff will always make the attempt to E-record when ever possible.  We make every effort in processing your transfer as quickly as we possibly can.
